Tips to Help Meet Your Goals in The New Year!

2013 is Right Upon Us!  Do You Have a Goal to Purchase or Sell a Home This Coming Year?

If you are preparing to sell your home this year, here are a few “Helpful Hints” in getting your exterior prepped for a perfect outdoor welcome into your home!
EXTERIOR

* Lawn:  The yard should be neatly mowed, raked and edged.

* Trees/Shrubs:  Should be pruned and shaped to compliment the property.

* Rocks in the xeriscape need to be neatly raked, blown free of debris & kept swept off the sidewalk.

* Sidewalks/Driveways:  Should be swept and washed to remove debris, dirt and stains.  Cracks should be repaired and patched.

* Painting:  Check the home for any needed maintenance just as a buyer would.  Repaint or touch up as necessary.  Don’t let the outside turn the buyers off before the inside turns them on.

* Doors/Windows:  All doors and windows should be in a good working order.  Clean and paint doors if necessary, wash all windows and replace any broken or cracked window panes.  Screens should be free of any tears or holes.

* Roofs/Gutters/Down spouts:  Check for loose or missing shingles.  Touch up peeling areas on gutters.

November Sets New Highs for Home Sells in Albuquerque!

Closed Sales of Detached Single Family Homes in November Rose 12.2% from the Same Month the Previous Year and were the Highest November Sales Month Since 2009!

 

November marks the 17thconsecutive month with year-over-year increases in closed sales.

The median home price for single family detached sales rose 3.13% to $165,000 from the same period last year. The average sales price of $204,653 saw a slightly larger increase of 5.04% from November 2011.

Pending home sales in November 2012 rose 4.42% from the previous year. The 779 pending sales reported made last month the highest November Pending month since 2006.

“People have lived with uncertainty for the past few years which caused them to delay their decision to buy or sell. The numbers indicate that the market is settling into more stable environment and that those buy sell decisions are being made,” said Marc Guggino, President of the Greater Albuquerque Association of REALTORS. “Housing is still a major component of the economic recovery,” he continued.

Staging to Sell in the Holidays

When it comes to holidays, keeping your home staged to sell is key!!

Keep it warm
The key to staging for the holidays is to keep homes warm and inviting. Prospective home buyers will not take their time to explore the home if they are cold. This is especially important to keep in mind if a property is vacant. Make the investment to keep the home heated during the cold months.

Keep it light
This time a year our homes become darker. Therefore, use ample lighting throughout the home.  Make the investment to make sure timers are on in every room.

Keep it basic
How we live in our home is, and should be, different from how we sell a home. That certainly applies when it comes to holiday decorations. Remember, you want home buyers to see the home, not allow decorations to grab their attention away from envisioning what it would be like to live there. You might choose to display a Christmas tree, a nice wreath on the door, and a centerpiece on the table.

Keep it clean
In one way, staging a home during the holidays is no different from any other time a year. It is always important and essential to keep a home clean and free from clutter. Keeping it clean can be more difficult during the holiday season. Snow and rain may cause your home to quickly look untidy during a showing.

Keep it neat outside
“If you can’t see it, you can’t sell it.” Truth is, we start selling a home before the home buyer enters the home. It is important to look at what greets the visitors from the curb. This time a year, there are snow, branches and leaves that can turn the focus away from even the most beautiful home. Is the home easily visible from the street? Is it well-lit? Is the driveway clear of snow? Once you have cleared the area in front of the home, you may want to add colors by putting a pot of colorful flowers outside and maybe invest in lights.
